Home Staging in Santander: The Art of Presenting a Home.

Home Staging is a discipline that emerged in the United States in the 1970s with the aim of making properties look their best and captivating prospective tenants with a first impression. It can be literally translated into Spanish as “puesta en escena”. Home staging in Cantabria, and in the rest of the world, consists of preparing a property to be considerably more attractive with the objective of achieving better results when carrying out any type of operation within the real estate sector.

Although it is a relatively new technique in Spain, given that it has only been carried out for the last decade, it has been established in Europe for 30 years, with a particular emphasis on countries such as France and Italy, where it is a common practice.

Ultimately, its task consists of making the property more appealing, leaving it ready to be photographed and subsequently advertised in real estate media. It is a technique applicable to any property, with the sole purpose of conveying a sense of home.

Home staging tips in Cantabria:

The first thing that must be done is to remove all personal objects and belongings of the former owner, in order to make it appear more neutral. The mission of Home Staging is to attract potential clients, ensuring they feel comfortable, want to visit the property, and even imagine themselves living in it. For this reason, we must get rid of: private photographs, any type of political, sporting or religious signs, personal toiletries, medicines… In short, everything that personalises the house must be removed.

It is not simply a matter of tidying up, but of decluttering, of organising the space and achieving harmony between its elements, trying to obtain a greater sense of spaciousness for its subsequent photography. Cleanliness and the removal of any obstructing elements is very important. What we are trying to do is show the client the possibilities of the property.

It is important that all lights are switched on to give the greatest warmth to the rooms.

It is recommended that they are open to give a sense of brightness and cleanliness. If they are very deteriorated, we will have to remove them or replace them with roller blinds.

Open cupboards. It is advised that cupboard doors are left open so that their capacity can be appreciated; if they are occupied, they must, of course, be tidy.

Pets must not appear. Not everyone likes animals; it is necessary to avoid distracting the client and conveying bad impressions.

No to empty houses. Every part of the house must be used to its full potential; each should have a purpose and its own charm. The client must be able to imagine the real dimensions of the house and visualise the utility of the spaces.

Decoration. Neutral and bright colours are a safe bet, as we are trying to attract a wide range of future buyers, so the design must be as balanced as possible. Great care must be taken with all the details to achieve this; for example, in the hall, a vase of flowers or plants that provide a sense of joy is always a good idea. In the bathroom, one idea could be to have candles lit and the bathtub full of bubbles. In the living room, importance should be given to cushions and pillows, making them look plush and inviting for sitting and watching television; furthermore, we can always accompany them with beautiful blankets that convey a sense of home. In the bedroom, it is very important that the beds have wrinkle-free sheets… and countless small details that will help us make the most of the property, which is what we do at Mikeli Luxury Real Estate.

Outdoor spaces. Whether we have a terrace, a porch, a balcony, or a garden, it must always be “dressed”—that is, prepared so that buyers can project how they will spend time enjoying that space. We can always equip them with outdoor furniture.
